So they take their time finding their next property, in the mean time it's still on the market? And someone offers full-asking price, and as you had a battle to get just £5k off, they may very we'll accept full asking price, meanwhile you're back at square one.... x16 viewings per interested property.... And so the circle carries on...

Agree whatever they want, since clause one is not enforceable anyway. You can withdraw or revise your offer at any time up until the day of exchange, even if you have promised otherwise. Of course if you do, they may then decline any offer at all from you, but they can do that anyway.No free lunch, and no free laptop

We have a similar problem, but we have been waiting 5 months since our offer was accepted..... We started the mortgage process and now risk having to pay extra because they haven't found anywhere!
I would leave it at a mortgage in principle, and only go through when they have found somewhere.0 -
I'd be very cautious of sellers trying to make this kind of stipulations.
The no negotiatins n price rings warning bells - it may be that they are simply stubborn, but it couls also be that they are aware of issues and want to try to stop you from looking to negotiate on price.
When I was house-buying last, I had an offer accepted on a propery. The sellers were quite difficult generally, they tried to get me to agree not to try to negotiate on price. My survey found there were major issues with the roof, and with the extension, there were also major probelms with the wiring.
I didn't buy the house for other reasons bot there is no doubt at all in my mind that the sellers knew that the survey would identify big and expensive issues and were trying to forestall any discussion of price.
(they were lovely people. They later lied to the elctricians to try to get them to give the sellers a copy of the electrical survey I had paid for, for free, they lied to me, they lied to their own solicitor..)
The timing - if they haven't found somewhere it';s good that they have said so upfront, but in your position i would not start the ball rolling on mortgages or searchess, as I'd keep looking - they may be serious but hard to please, or they may not be serious about selling and could keep you hanging for months.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
