Hole in roof, 2 months later, renting - what can I do?!

Hi all,

I am hoping someone can please advise me on the following please!

In early September 2015, a leak began coming into our flat from the loft in heavy rain. We reported this to our lettings agents immediately, who came to view the problem and pass the details on to the landlord. Not only did they view it, they also poked a hole in the ceiling whilst they were there!
So, not only did I have water dripping through the ceiling but a hole too.
I wouldn't mind too much, but this is in the bedroom and a nightmare to sleep through!
I was assured by our lettings agents that they would pass the information to the landlord and get something sorted.
The landlord has not sent anyone to repair this and the weather seems to be worsening recently, there is now two patches on the ceiling that need attention.
I do not have a photo of it now, however the main area is now surrounded by damp and continuing to leak any time we have rain!

After over 2 months of this with us calling, emailing and also visiting the lettings agents in their offices and still no action from our landlord - is there anything we can legally do, to get this sorted?

    To the lettings agents, or to the landlord?
    Unfortunately we don't have any details of our landlord as the lettings agents deal with all communications, however they can't deal with repairs etc?

    Supposedly our landlord just doesn't reply to them?

    Either or both.

    What's the address for serving notice on the tenancy agreement - write there.

    This is step 1.

    Eventually you might be able to get the council to do the repair and the LL will have to pay them, or they apply for an order to have the LL repair it, or you pay for it and withhold rent. ( the latter will be expensive for you)

    Brilliant thank you for that. The lettings agents office is about 2 minutes away so I will put something in writing to them as well, stating that I am also looking into my legal options of having this sorted.

    In the first instance just write ( post it at post office, get proof of posting) something like:

    Dear x,

    Writing to confirm previous conversations from (date) regarding the leak into the flat. Please can you notify me when you expect to remedy this?

    (Include details as required, but avoid mentioning legal action in the first letter)
