Selling our house. Buyers solicitors questions!

    I had this with my sale too. Anything to do with planning can usually be downloaded from the internet, although that depends a bit on the area, and I had to pay £10 to download an NICEIC certificate. Building control don't get involved with sign off on new builds which are getting NHBC cover, so for that I put a letter in the mailbox of all the other flats in block and one chap was nice enough to email me what I needed, as his solicitor had given him a CD of all that kind of stuff when he moved in.

    I'm buying another new build, so will definitely be getting copies of EVERYTHING that my solicitor has in case I want to sell in the future (right now I'm thinking that they'll be carrying me out in a box rather than having to move again...)

    Most, but not all s106s. Some impose conditions on who can live in the property - e.g. only those who have lived in the county in question for at least 3 years. Searches only show the existence of a s106, not what it says.

    This is typical of the general problem conveyancing solicitors have. Ther are lots of areas where most of the time there is nothing out of order but in a small percentage of cases there could be. Think how you would feel if your solicitor hadn't checked some point and it caused you problems later on.

    When my daughter recently sold her house the buyers solicitor asked for this document as well. The Solicitor had to pay a small sum to obtain a copy from archive records.

    To be fair I was rambling on a bit there, my main point was that this information is in the public domain and for that matter not something the vendor would have been party to.
    The buyer and his solicitor should be looking for this information.
