Not sure how much these features are worth

We're considering offering on a house which is priced at £145k and has been on the market for 5 months.

The last house on the street sold for £140k in January; however, that house had:

A conservatory
Decent brick-built garage (the one we're considering has a delicate-looking concrete one with slightly leaning walls and a leaking roof!)
Swanky modern kitchen and bathroom (the one we're considering is serviceable but the kitchen is outdated and a bit grotty)
Central heating
Slightly larger room sizes
Landscaped garden (the one we're considering just has a decently sized but grim concrete yard)

The house we're considering is otherwise in good condition.

How much should the difference in features make to the value of the house? I was assuming about £5k odd for installing central heating but am not so sure about the conservatory, garage, state of the bathroom, kitchen and garden etc. I'm a bit stumped about how much to offer, but definitely feel it's overvalued for the features!

    The features listed could have cost as much as £100K to install depending on who did it.


    Without details its impossible to say but I would have thought £20K.

  • The cost of a new kitchen may be £10,000 but that doesn't mean the house price has gone up £10,000..

    Offer what you think it's worth, and see if the seller accepts :)

    Even more so, what if they do. Chances are they'll see they've over priced their house.

    Unless prices have dramatically increased in the area in the last 9 months, I would have thought £127K would not be unreasonable.
