Trying to rent a property without the high fees

Hi,

I am looking into renting a property, however seems to be through Connells who looking at their website have insanely high rental fees, I wanted to know whether their is a way to get a hold of the landlord directly to try and not pay these fees, they seem way higher than any other estate agent I have seen!

    Land registry search will show you who owns the property, you could then try contacting directly however it's likely the landlord using the lettings agent to manage the property specifically so that he doesn't have to deal directly with tenant.

    You can try getting the details through the Land Registry but the landlord might just direct you to Connels anyway or be annoyed that you went direct instead of through the letting agency as advertised.

    The landlord might also end up having to pay Connells anyway for finding a tenant if it's their advert that directed you to the property.

    If you don't want to deal with that agent, there are plenty of other properties through different agents to choose from.

    If you specifically want that property, look at the total cost of rental for whatever period of time, rather than worrying about individual line items.

    Lots of old-fashioned landlords advertise in local papers: you might get lucky that way.

    If a landlord has chosen to use an agent then there is really no way round it.

    When I was considering renting in England I discounted any property let through Connells as you are right that their fees are nonsensically high. I recommend you move to Scotland where fees have been abolished.
  • Yes I was interested in a property but the LA was going to charge more than a month's rent in fees. I went elsewhere as most agencies in the area charge less than 20% of that. I ended up renting directly from a LL. Not that that has been a perfect arrangement either lol.
