What makes this your dream home, is it just how they have renovated it? You could do that yourselves with any of the other 1930's 3 bed semi's in the area. Don't lose sight of that when you are negotiating.0

It looks like they have spent a lot of money renovating looking at the picture from 2014 when they bought it, having bought a similar house myself and done work, I know what it costs to do it properly.
It looks like it has been done to a higher than normal standard too, hence the price, and needing to make a profit on it. There may be other houses on at a lower price, but are they done to this standard? the bathroom and kitchen look stunning. Looking at others in the area that have sold, I think £450,000 is fair, due to the fact you will have nothing to do to it for years.0 -

Having lived near Reigate, I know it can be expensive and sought after. Tbh it looks about the right price.0

Looks beautifully renovated and they probably rewired and put new heating in as well. Not keen on the wood in attic room and think others are right looks like single bed only.
It appears these particular houses rarely come up for sale as very few sales listed.
At the end of the day a house is worth what you can afford.
Is it worth more to you because it is turn key ready?
If your max is £420k then I agree go in around £405k and see what happens.
So many other factors make a house worth buying. like the chain. Has this gone under offer in the lime it has been listed and sale fallen through?

If so why are they selling? You either do a property really well because it is for you and everything you want, or you do it to turn a profit. This looks like the former, but selling in a year seems the latter. Something doesn't add up.0 -
I'd definitely be trying to find out why they're selling after such a short time, especially as it's done up to such a high standard0

Suspect the vendors bought a probate property with a view to quickly doing it up and making a turn on flogging it on, but overspent on the refurb and need £450k to recoup their costs.
Whether it's overpriced or not is almost beside the question - the vendor may find selling it at a price which results in zero profit or a loss is a bitter pill to swallow, and one they're not keen to do, especially in a rising market such as the South East.
By all means make an offer, but I wouldn't be surprised if they're unwilling to negotiate by too much, and no amount of quoting stats, sold prices etc will change that. So be prepared to walk away.
Alternatively, if you really love the place, and can see yourself living in it for 20+ years, then scrimp, save, beg, borrow (maybe not steal...!) and get as close to £450k as you can - the purchase price is almost irrelevant for your forever home....0
