First Time Buyer CCJ Mortgage Application

First time buyer looking to get a mortgage. Me and my girlfriend are looking at getting a mortgage, and I've been trying to repair my credit from when I was younger and stupid. My girlfriends credit is excellent, and we have had a AIP from the bank. When looking into my credit file on Equifax everything was ok on mine not the best, but my credit score was fair. Bought a £2 credit report from CallCredit and found that there was CCJ from my local water company which has been paid and marked as paid. My question is will this affect our mortgage application even though we have had the AIP?

    It might do.


    But you must've known about it for it to be paid?


    If it's legit you should tell your lender as they might run another check before completion.

    Did the lender do a hard or soft search for the AIP? And do they look at CallCredit for their credit checks? Best to go through an independant, whole of market broker if you're worried.

  • When I left my previous property I had a Massive water bill due to a leaky toilet, when I left the property and got the bill which I paid they said that the claim would be paid first. This was the first time I was aware that there was a claim. I had a letter back in March 13 saying that they was going to court to claim the £335, but I contacted the water company and they said that they would stop the court proceedings. My understanding is that the court proceedings still went ahead leading to the CCJ.

    Then I wouldn't trust the AIP too much.

    Stop house hunting - go get a set aside.


    You didn't receive the court papers, which means you could not have defended the claim.


    Apply to the court to get a set aside - £215 (or is it £240 now?)


    Prepare a case which clarifies that the paperwork was not in order and that the original debt was infact paid.


    The court may or may not accept this, but a CCJ last 6 years on your credit file

    It is possible to get a mortgage with a CCJ, the rates will probably be crap though. A mortgage broker would be able to help you.

    it would be better if you could sort out the CCJ and don't place too much stock in a soft search AIP.
