New House purchase - What Deal did you achieve

I am thinking of purchasing a new house from a national builder at £317k and was wondering how much the asking price can be knocked down? Obviously I want to enter negotiations armed with the knowledge of what is realistically achievable.

Did you achieve a discount and if so how much? What % was that knocked off the asking price? 5%.....10%........15%?

If you couldn't negotiate a discount off the price did you negotiate on the cost of extra's such as flooring, what did you achieve?

    If the developement is highly desired, good location and demand for the properties you will get little, the harder they developer hastoworkto sell them the more they will give. It's just a thought.

    We got £3k off a £210k house for completing in 8 weeks. Nothing else, as was a desirable plot, someone had already tried to reserve but not in a position to buy as had a house to sell. We were ready to go, so able to reserve but no room for negotiating. 12 months later a house of the same style was last house to sell in our street of 20 houses, they were able to negotiate £9k off a £205k house, not sure if they got carpets too - little else they could have negotiated on, as house was finished. So really depends on the plot how much you can negotiate.

    They paid the stamp which was 17k (that helped towards furnishing) also they turfed (even put stripes in), carpet and wood floor

    As standard the house came with fitted wardrobes, 4 tiled bathrooms and high end appliances.

    I got laminate flooring in the hallway, in lieu of carpet.

    reserved the plot last week, house gets finished and ready to complete in December, they had 3 people try to buy it the day I reserved, so no negotiation at all. :(

    Many thanks for the replies, quite a mixed bag of experiences! I'll see what I can do with the builders and post for others in the same boat.
  • Reserved a Taylor Wimpey flat for £190k in February (was marketed at £195k). Got £5k to spend as I wished - either off purchase price, towards legal fees / stamp duty, or in extras.

    Chose to take it off the purchase price, and pay any extras in cash.
  • Ours was a popular plot, but we were the most proceed able. We didn't get anything off the asking price but £8k towards optional extras.
