Another "How Long" question

Hi all,
I'm looking for opinions regarding what's left to get done in our sale/purchase.
The saga started in June so becoming pretty fed up now.
We lost our buyer after we'd all signed but before official exchange. Luckily we resold within 24hrs but obviously back to square one.
So now we are at this stage:
Buyers mortgage survey booked in tomorrow. It's taken a while so hoping the lenders have already credit checked etc so hoping an offer will be quick after survey? (IMO we were undersold so shouldn't be any issues there).
Searches applied for at the beginning of the week so hoping they'll be back mid to end of next week.
All enquiries received and answered.
All paperwork signed etc ready for exchange.
Assuming all goes smoothly would I be optimistic thinking completion could be say 3 weeks away? Our vendor has a separate purchase which is ready to go so he's getting itchy.
So other than offer and searches everything else is done (it was all ready from previous sale attempt.)

Yes.
Because far too many other parties are involved and don't share your urgency or desire to push it through.
It may happen and hopefully won't affect your next purchase. Good luck.0 -
Last set of searches I had done alone took a month to come back, so I think 3 weeks is being really optimistic...0

* whether it will happen at all
* when it will happen
* what nasties might arise before it happens
Just buy a cheap bottle of wine, open it, and chill (you, not the wine, unless it's white or rose). Take each day, and each new step, as it comes.0 -

You're right, I know first hand that things can go wrong at the 11th hour. There are lots of personal reasons behind me 2nd guessing stuff but you're right.0 -
I found out today that Wiltshire council are currently taking 9+ weeks to deal with local land searches.
I hope your area is quicker OP but anyone who can answer your ' how long' question must be a millionaire as they can see the future.

Hope that's not the case for us. We're Oxfordshire! Annoying thing is the searches were already done by previous buyers' solicitors.

Searches come back in 5 working days here. You need to talk about dates now if you want to be in in three weeks.0

Thanks Golden Shadow. Once buyers mortgage offer is through then we will be able to. They're investors so setting a date will be straight forward in that it's not lots of families negotiating a move. If you know what I mean.0
