I don't want to lose the current tenant though, so will be asking EA to make up the shortfall, at least for the first 6 months which is what the initial minimum agreement is for.

    How much are you paying your managing agent, is it really worth all this fuss for £150. Believe me if the y choose your managing agents can cause you £100s of pounds in call out fees and problems.

    I understand that you feel you have been let down by your agents. I would go in and talk to them about it. I would let the £150 ( it's not even that if you take of management fees and tax paid on it) go, it seems they made a judgement call that you disagree with but in a fully managed situation they will be making a lot of judgement calls for you. Be prepared for lots of stress if you don't develop an amicable working relationship.

    They agreed to make up the shortfall :j. I hope this doesn't sabotage the relationship as we'll just switch agencies if they make our lives hell (but I'm fairly certain they won't!).

    Good for them. So rare that we hear of letting agents acting professionally/doing the 'right thing', especially when it hits their pockets.
