We have just been quoted £1550 by a CQS/Lexcel accredited local solicitor recommended by the estate agent (specific individual at the firm), to cover legal fees and disbursements apart from stamp duty for our purchase property.
The solicitor stated that they pay no referral/commission and that their relationship with the estate agent is based on previous good experience alone.
This quote definitely seems on the high end of what can be achieved through price comparison websites, but really we have nothing concrete to base our decision on (no recommendations from friends/family, and many of the 'independent advice' websites seem to actually be a marketing ploy for specific companies). We're thinking of just sucking up and going with this solicitor firm because they're local and seemed very quick at responding to emails - would this be a mistake?

No one can tell you it would be a mistake or not. They dont know the individual.
The quote is on the higher side but if they provide a good service that extra few hundred will be worth paying. I presume the quote includes VAT.
The quotes and estimates from comparison sites usually have additional fees such as archiving fees, ID checks etc.0 -
Have you read the quote in detail? And Terms of Business? Does it include
* VAT?
* dealing with mortgage if relevant (and are they on lender's panel)?
* dealing with freehlder/lease (if relevant)?
* completing the SDLT form?
* p & p?
* professional indemnity insurance?
There are advantages to being able to pop in if you have Qs, or problems, or just want o sign something quickly.

You haven't told us how much you are paying, what kind of property it is - house or flat - and where it is.
Land Registry fees vary with price.
Search fees vary by local authority. (The local search can cost between £50 and £260 or more and then there are the costs of drainage and environemental searcheswhich are generally also done.)
Professional fees vary according to what is involved - flats wiil generally cost more than house sat the same price and shared ownership generally costs even more.RICHARD WEBSTER
