Boiler broken - what can we do?

Hi all, could use some advice. Me and my partner moved into a 1bed flat about 3 weeks ago and already our boiler is broken.

The property is fully managed by an estate agent, who have a section of their organisation specifically for property management who we call in situations like this. So we called over a week ago asking to get it fixed, and after waiting for the LL to okay it they sent out an engineer who would arrive the next evening. By next evening he called up and cancelled saying he was too tired and would be over in the morning. Next morning came, we called him to find out where he was, he cancelled again saying something about it wasn't supposed to be him who fixes it.

So we call property management again, they need to get in contact with the LL (who doesn't often answer her phone). They promise it will get fixed that day, as it is very cold atm!! They send out another engineer who says he can come the next morning. He comes over, takes a part of the boiler away for testing, but the testing place is shut over the weekend... So we wait until Monday when he returns and says he doesn't know how to fix it, and we should get in contact with Glowworm who manufacture the boiler.

So the next 2 days we are trying to get in contact with someone but no one Is answering and when they finally did and they got in contact with the LL she wants the original engineer to fix it, the guy who cancelled twice. We have been calling him all day but no answer.

So we have had no boiler for around 9 days and still not fixed i, I work from home and have had job interviews which is really inconvenient as I've had to go to the local gym for showers. We eventually bought some heaters because it is so cold. Is there anything we can do? We would like some kind of compensation but at this point just want a working boiler. We're reluctant to call out someone ourselves as everyone has been so unhelpful, I can't imagine they would reimburse us anytime soon (although we have send them multiple emails to have everything in writing). We are paying 900 a month which I feel is a lot of money for a very small one bed flat with no working boiler!

    Have you yet written a proper letter to the landlord, at the address provided "for serving notices", with a copy to the agent?

    Do it. Ask for a reply same day with timescale for the repair.

    It is not unreasonable to ask for an alternative source of heating, given the delay and drop in temperature eg plug in blower or radiator.

    Have you got hot water? Immerssion heater?

  • Thankyou for your response! We will definitely do that. No we do not have hot water either, and I believe we moved in before the 1st October.

    Bl**dy H! It's only 3 weeks & you're not sure? You must be the same age as me!

    Anyway, if before 1 October you won't be protected by the Deregulation Act if the worst comes to the worst.
