    please remember divorce sales can get nasty and be a lot of hassle so i would have no qualms about lowballing them.

    if they reject your offer dont just up it, take a couple of days and possibly ask to see a different house by the same ea, odds are there will be a bit of discussion between the two other parties and there lawyers.

    also if the house didnt sell last year when the cost of borrowing was a lot less then odds are it is overpriced, could be one of the couple has set a high sales price cause they dont really want to sell, if thats the case walk away.

    If interest rises then I will have to get a part time job alongside.

    in this case you really need to ensure you get a decent fix of about 5 years on your mortgage rate.
    It's a health benefit ...
  • I am not sure what mortgages I will be offered as I can only go through 4 lenders due to me buying through the open market homebuyer scheme (key worker).

    With 4 lenders, I am not likely to get a competitive deal!

    Were planning to be in this house for a good 15-20 years (until the kids grow up), so hopefully we aren't buying at the wrong time.

    I just wish I understood how the bank of Englands interest rate worked :confused:

    estate agent doesn't want a house on its books for 9 months more like 9 days. If 1% fees then they are set to make an extra 50-100 hear or there its cost them more than that in advertising it for 9 months. go in low and stick at that they'll bite your hand off i bet

    Just remember that the long term average is about 7%. The last few years have been historically low.

    They must be very keen to sell after 9 months on the market so I'd offer £90,000 although I'd be prepared to up it in increments to £100,000 if that's the most you want to offer.
    They may take the lower offer seeing as you are in no chain, which would be better for them for a 'quick move' than taking an offer of £100,000 and the buyer being in a chain and potentially holding things up.

    Does this seem like an acceptable course of action once my mortgage is approved, which I hope it will be.
    currently earn £22,000 - £25,000 and have at least an £8000 deposit.

    I will place a bid for £90,000 and wait at least a week until I place another bid (if its declined).
    Then place a bid for £92,950.
    If this is declined I will view another property with the same EA at a price under £93,000.

    Hope that makes sense.
