Checking out online conveyancing and local solicitors for fees

  • I've tried local conveyancers recommended online by firms only to find that their quotes were excessive; then I looked at local solicitors and got fixed quotes which were acceptable but when I was ready to nominate them their quotes expanded when their terms of business came with further charges. Then I asked the estate agent selling my house who gave me their in-house conveyancer business; only to find after the usual fixed quote, their documents (as many as 10) called 'client care' (a misnomer - really their own care) showed that the estate agent by recommending them would be paid several hundred £s - one was for £870.

If the seller (who has taken several weeks themselves to get on with a valuation etc) want to take a hike, I don't care! I have other agents asking me to let them sell my house. Besides with Christmas on the horizon nothing can move in the next few weeks.
This is proving very stressful for me - any helpful advice for me?

Again: I think you have an un-realistic expectation of conveyancing pricing. Depending on the house values involved ~£1k is probably about standard.
