Small utility room build cost?

We are in the process of buying a house that is being renovated. We have been thinking how to add extra space and want to add a very small utility room. Basically a brick built lean to with a window. Dimensions would be 1metre 20cm in width and 2metres 40cm in length. Single story with slanted tiled roof. No plumbing needed as we will just have the tumble dryer and a fridge freezer in there so 2 double sockets, then a strip light. The building will come off the back of the house - backing onto the kitchen, due to space in the kitchen it would not be practical or cost effective to knock through. What kind of cost should we be looking at for this small construction?

ok so someone else has come back and quoted £8,500. It will be brick built, tiles to match existing house, one window about 900mm and a UPVC door. Will need insulation and a small radiator and 4 electric points for tumble dryer and fridge freezer with a spare.
So I know it wont make much difference but the measurements are going to be more like 2.8m by 1.7m.0
