Yes, some people have gone over the top, but the message about access to the property is genuine.
And I certainly gave you some sensible advice on steps to take.
Artful also sensibly suggested a S21, and asked relevant questions about the deposit.
It's a public forum - pick through the replies, take on board the warnings, ignore what you want to ignore, and select the suggestions that can assist.0 -

I would say that the advice you have had regarding not entering a property illegally is very good advice unless you want to get your sister and yourself into trouble!0 -

Yes he did do something wrong. It was wrong of him to enter the property and snoop around. If the landlord wanted to carry out an inspection all she had to do was write to the tenant. Is that so difficult.
Yes the tenant is in the wrong for not paying the rent but two wrongs do not make a right.0 -

I would have made no practical difference to write at a property where the tenant has said she was away and was unreachable.
But we can argue for a few tens of posts in pure MSE's tradition if you wish.0 -
Where was it said it wasn't possible to reach the tenant? Just because the tenant didn't answer the phone when a withheld number called them doesn't mean it's impossible to reach the tenant.
Writing to the tenant and getting proof of postage would have covered the OP's backside in case he was caught snooping around or might have promoted the tenant to get in touch.
You seem to imply "no harm no foul" but it is completely unacceptable for a landlord to enter the tenant's property unannounced in these circumstances. I'm not surprised though since in another thread you thought that tenants moving into a property a couple of weeks after the tenancy started some how altered the tenancy start date. Bizarre.0
