I've got 3 colours to choose from.

- Grey
- Brown
[STRIKE]- Blue[/STRIKE]
- Beige (not shown)
Does anyone have any advice regarding carpet colour for a letting? Is brown too 80's? Is grey too cold? Is beige going to get stained easily?

Yes, yes, yes.
(Sorry I'm being silly.)
Assuming the property is to be let unfurnished...
I wouldn't recommend beige unless it was coated with something like Scotchguard, but it is neutral. My last two rented properties (rented for working away from home on a weekly basis) both had beige/cream carpets. I was exceptionally careful with them.
Have you thought of laminate downstairs/in rooms of high traffic reserving beige/cream for bedrooms? I had one place like that and it reduced cleaning and spill worries.
Brown and grey are both a bit difficult to match with furnishings and will restrict the number of people who will want to rent your property.“And all shall be well. And all shall be well. And all manner of things shall be exceeding well.”

That's a horrible shade of brown, it looks almost red.
Most of the places I've rented have had an oatmealy/beigy/pale brownish colour carpet - it doesn't show dirt up too much and is neutral enough that it won't clash with anything.
As a rule of thumb, if you wouldn't want a colour of carpet in your own home, don't inflict it on a tenant.0 -
They all look horrible ... sorry.0

You should have seen the salesman's face when we were ordering carpet for our newly-extended living room;
Salesman - "and does madam have any particular colour in mind?"
Mum - "Yes, dirt coloured"
Dad, sister & me - "Snigger"
She went for oatmeal and it worked very well - but, crikey, had it faded after 15 years, as we found when we lifted the mat in front of the french windows when they moved out.0 -
What colours are the walls? Is it furnished or unfurnished?
The grey is the least offensive of the 3 pictured but a beige (neutral) colour might be better depending on the rest of the decor.0 -

To be fair, it is rather difficult to judge when confronted by samples viewed at (roughly) twice or even thrice full size - all of them will probably look very different when a much larger area is viewed normal size from around a six-foot range, i.e. when looking at room-sized area from standing up.0 -
DD refers to 'landlord blue' as she says every rental she has ever seen has blue carpets ...0

Why not all 3?, be a cut above the rest?"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

I'd go for the brown, grey is the new beige but not THAT office grey.
If you can get a dark brown beige would work, not an ivory light beige as nice as it looks it will get ruined0 -
I'd go for dark-ish with flecks.. What someone once described to me as "sh*t & breadcrumbs"0
