Before exchange of contracts you must have signed a plan, which shows the property boundaries. I don't really understand how these could have been so misleading as to hide a 2/3 reduction in outside space.
Also, if it's a flat, a terrace is normally included on a 'right to use' basis and doesn't belong to the leaseholder. This again should have been clear within the lease and boundary plan.
I'm honestly surprised that they've been as generous as they have, as this should all have been picked up before exchange of contracts. I would never rely on marketing material, only on the lease and plan.0 -

The only solution is agreeing a reasonable compensation for the unnecessary ordeal
