    We have had previous dealings with the site agent so I am hoping that will stand us in good stread, they have also sent the missives to our solicitor to sign as and when.

    I am quite aware that the rug could be pulled from beneath us if someone else that can proceed now comes along. As it stands though there is no risk for either party.

    Getting the buyer for my house is proving rather more difficult that I thought though so I am bracing myself for disappointment.

    Developers cannot micro manage every potential buyer. Hence they'll be a set internal policy.

    This is my first ever time of looking to buy a new build. Do you have to exchange contracts before the house is built? I was assuming I wouldn't have to pay until next summer when they house will be ready to move into?


    Looking through some of the sales paperwork it does say you are expected to complete within 28 days of reserving.


    I've already got a mortgage offer agreed, so I know that will be ok.


    I'll have to look at the part exchange scheme to see if that will be any help to me.

    Yes exchanging within 28 days of reservation is the usual requirement when purchasing a new build.
