Estate agency fees for declining offer

Hi there,
I currently verbally accepted an offer from another person through a solicitor. They then intimated with another solicitor that i verbally accepted. I since then need to pull out of the deal because someone else has offered me more for my property. My solicitor has said that i am not legally bound to anything however seen as they brought me a 'good' offer i'd have to pay them 1% of the sale price as a fee. i then have to find another solicitor to do the sale privately i.e converancing cost only.
My question is can they charge me this 1% legally? I dont recal ever being told or shown terms and conditions that state i woud have to pay 1% as fees for leaving.
any advice welcome

Your post is confusing.
Read the original paperwork which details the agreement between you and your solicitor.
What does it say?? That's where you need to be looking.0 -

Sounds like Scotland where Solicitors provide a combined estate agency service.
Surely its a 1% fee for introducing a buyer rather than leaving ?0 -

Out of interest, how is that interpreted? Does it mean a buyer who doesn't need to sell, has a mortgage offer, etc?0
