Don't be bullied by the vendor. House purchase and sale is a stressful time. Everything will come together in the end. There's little patience these days. The whole world doesn't work 24/7. Besides which everybody in the chain has their own agenda.0

The way to go faster is to do multiple things at once, but then you run more risk of losing more money if something goes wrong.
We had an offer accepted on the same day as you and we completed on 25th Sept. Sounds quite quick doesn't it? But we already had a mortgage offer so had gone through affordability and only had to change the property details and get the lender's basic survey done. My conveyancer was also a relative, and we didn't rent but lived with parents.
Like others have said I think the vendor is just pushing you, no one will get to the stage you are at quickly unless they have cash and basically don't get searches etc done.
Maybe try and keep the EA/vendor in the loop about what you're waiting on, maybe it will keep them happy. Sounds like they're being a pain already so I can't think you've much to lose from it.0 -
Of course you could have gone faster... But the vendor could have chased earlier... It's probably just faff at this stage, and nobody is going to pull out for a quicker sale at this stage. Vendor might be having second thoughts on price, so be prepared to say no on that score, might be trying to hit a specific completion date, but also might just be feeling the stress.
Fill them in, go as quickly as possible, but sensibly, and good luck.0 -
I should also add - agents always say that the vendor is getting angry/considering putting back on the market. If things were a bit slow at the vendors end, I guarantee you buyers' agents (if there were a chain) would be telling them that the buyers were getting angry and were considering withdrawing their offer!
You're not taking that exceptionally long or anything, so I suspect the agents are trying it on. Keep your nerve and good luck.0 -

Ok so I emailed the solicitor saying that we want to be able to exchange at the end of this month at the latest with a view to completing at the end of November (no way to we want to be moving on the other side of Christmas) We *might* be able to afford an overlap and complete before that but it will be very tight financially.
They said the searches came back today and they'd be reviewing our file on Tuesday but couldn't "offer assurances about our proposed timescale at this early stage" We instructed them 8 weeks ago!
I mean, this should be fairly straightforward, FTB and an empty house I'm struggling to think what could take so long. I just wish they could say provisionally that it was possible barring any unforseen circumstances.
I'm actually getting quite annoyed about the Estate Agent and the seller. When we put in the offer, we mentioned that our mortgage appointment was 2 weeks away and asked if that was ok they said it was fine. Then shortly prior to our mortgage appointment they wanted us to get our survey done which we did and they even mentioned that the seller wanted a 28 day completion ?!! Which they haven't said since, but keep saying they want a 'quick sale'
I should mention that this property was never advertised on rightmove - described as 'off market' and I only became aware of it because I was on the EA's mailing list. I just checked and we got the email on the 6th and the viewing was booked for the 11th. So as far as I can tell it was a week and a half between them putting the house with the EA and accepting our offer. I'm no expert but I was under the impression that most houses are on the market for months before they get a suitable offer?
Plus our survey - and the damp/timber report the Lender asked for - both flagged up problems that are going to cost about £2k to fix (nothing too terrible). But we didn't mention this to the EA or want to reduce the price or anything like that because we just want the house and didn't want to cause trouble. OH thinks I should mention this - to show how we're reasonable when another buyer might not be, but I think it'll be viewed cynically as some sort of veilled threat.
Sorry guys. I'm just venting here. We we're so relieved when we got our mortgage offer through and it's been a bit of a shock to find that the mountain we just climbed was only a foothill!:rotfl:0 -

While a good vent is often needed when buying/selling if you ever hear anyone saying that exchange is going to happen on a certain day - please ask them for the lottery numbers as well.
The reason nothing is in stone until exchange is because there are a thousand things that could delay it happening on that day.
Your solicitor cannot exchange until everything and everyone in the chain is 100% ready to do so. 8 weeks is not a long time and you said you only paid for the searches on the 28th September - therefore you and your mortgage company are the slow ones here.Currently studying for a Diploma - wish me luck

Really hope it goes ok OP. It drags on and on doesn't it. We are in very similar positions. I was at your point about a month ago, all searches and other info back and thought we were ready to exchange but since then it's just been outstanding enquiries going back and forth for weeks! Our homebuyer survey also had a few problems, nothing major but enough to warrant a reduction in price, but we left it as like you we just want the house. And now I am stressed out about whether a 5% deposit is a problem.
Sorry no useful advice there but I understand your frustration at everything taking so long!!0 -
As far as enquiries go, we're going to review them - unless it's something major or something the lender requires we don't want to be quibbling about piddly crap. They can take the lightbulbs and doorknobs for all I care, and the carpets. Just as long as they don't take the floor!0
