Will my solicitor let me know when the mortgage lender has released the funds?

    Thanks everyone *breathes* haha. I think my solicitors haven't been the best so that makes me slightly nervous! :)

    Yes, banks typically use fax for this sort of thing. They (quite rightly) don't trust the security of email, and getting everybody to sign up to more secure messaging systems is more hassle than it's worth. So fax it is.

    Don't panic, but
    a) keep the solicitor and EA sweet so they are inclined to be helpful, and
    b) be prepared for a bit of a delay; this won't phase the removal guys, as they are used to sitting outside properties until lazy bedsteds EAs (sorry, I mean hard-working and efficient Agents) get round to releasing the keys...

    Case in point; last time we moved, my solicitor (who I had programmed to use e-communication) told me at about 10.30am on completion day that they had received the cash from our sale and already sent it on to the solicitor of the selling owner, so the removers finished packing up and we handed the keys direct to the buyer at around 11.30.

    Around 3.30 - 4pm the seller's EA got round to ringing us to say we could collect the keys to the new gaff, having been 'in meetings' when I'd rung earlier to chase what I knew, by then, was a done deal.

    I told 'em, no rush, as by then we'd broken in to OUR house (which was only ten mins away and which had been empty for weeks as the owner was abroad), changed the locks (which you always do on moving in anyway), unpacked and were making a cuppa tea!

    Which, while arguably irregular, was better than having the removal van sitting outside for 4-5 hours with the meter running.

    I had, inadvertantly p1 ssed off the selling agent during the sale with demands that they fix an internal plumbing leak and a 1 metre deep hole in the forecourt before exchange, but I'm sure that they were in no way being vindictive; merely sloppy. And I sure you've been a joy to deal with so they will co-operate better tommorrow!

    Breathe, calm down, and try to look forward to tomorrow.

    And as much as you want the 'you can pick up the keys now' phone call as soon as they open tomorrow, be prepared to wait all day.

    Remember, your solicitor telling you the funds have been sent and you have completed is not the confirmation of key release.

    That is confirmed by the vendor's solicitor acknowledging receipt of the completion funds at their end.

    I'm just super excited and was panicking about nothing, only a few hours to go :)

    Not the EA's is the banks who cause the stress.

    I recall moving in on the 23rd December once. Confirmation that the funds were received wasn't released until 4.25pm. Then a 20 minute drive. Opened the door to find the vendor had removed the light bulbs (every one) and the boiler wouldn't ignite. The joys of moving in!

    That's what i'd be worrying about...

    Our fund release went fine through Nationwide, but our developer who shall remain un-named didn't issue a final completion statement til completion day, so I had transferred funds from the draft completion statement and had to pay £3.82 over the phone via debit card to the solicitor at around 2pm.

    Sales office kept ringing me saying that they haven't had authorisation for key release. We marched to the sales office at 5pm when authorisation was finally given...

    ...Somebody else moving in that day didn't get key release authorisation til 7:30pm.

    I'm glad I wasn't actually moving in that day as removals would have been sat around for ages.
