Garage conversion cost - ballpark figures NE England

Evening all, just thinking about this one and after some rough figures for a garage conversion.

The house is a 1970s semi, the garage is integral, and has been extended at the front to go out the length of the porch. The rear of the garage leads to the kitchen through a single door. Towards the rear of the garage on one wall is the gas meter, and the other is a tap.

The garage has a pitched roof, as does the half of the kitchen it leads to. Looking at two options..

1 - Convert what is the garage into one room. Half brick where the garage door is and put a window in. Probably add access door from the hallway at the foot of the stairs.

2 - As per 1, but the back part of the garage be converted into some sort of utility, possibly with a loo/sink and at a push a shower. At the moment our kitchen is cluttered with disjointed approach to laundry and fridge freezer. As the garage has the extra length at the front due to the porch, a utility is certainly an option and would give us some scope to make the kitchen more of a communal area.

For both I guess the floor would need raising, all the usual things like plastering, electrics, radiators, insulation etc. There's also the possibility of velux windows.

House is in North East England.
