this isnt true if you look at the build rates by council its clear the ones that give a larger quota get more new builds almost irrespective of local prices
So the end value of a property has no effect on whether it gets built? Developers and funders would disagree, they don't generally build to lose money.0 -
The final cost of a home is way w at above the costs of bricks and labour
A huge portion is in land with planning permission. The land itself is cheap, the value is in the planning.
Ease planning, the cost of planning comes down, more houses go up and said houses become cheaper.

I'm not sure why you have to blame it on pensioners, it's generally people who live in area and will be effected. Just because a large percentage may be pensioners the vast majority of pensions do not live in love country areas. Only one of my friends has a view of fields from his house and they have just be built on he didn't object.
Christ carpet. One of my friends is old and lives near fields and he does object. I said GENERALLY.
And generally I'm right; look at any x against evil developer organisation and you'll find it populated and led by the same folk who run parish councils. Old, retired, well intentioned, lots of time, narrow view. Nimbys.

amazing that education, world travel, bring up a family, good job, helping family and friends, dealing with tragedies and illness, makes people narrow minded.0 -
15% interest rates were not sustainable then and they crashed towards 5%
The most realistic case I can think of is bank rate at 4% resulting in mortgages at 5-6% which is enough to slow house price growth but it wont cause a crash in prices
At 6% there are plenty of properties in London where it would make no financial sense to buy at current prices. I believe we (I mean myself and someone else) discussed this on another thread.0 -
What we need is planned, state mandated infrastructure development. Like they have on the continent.
There, a fistful of NIMBYs can't hold developments up for years. If the state wants a railway or tower block, it gets one. And the NIMBYS get a compulsory possession order pronto presto.0 -
