                    Hi, myself and my partner are looking at houses with a view to hopefully purchasing in the coming months. We have seen a house which we are keen to view however it states in the price offers over, our agreed budget is 10k less than this price. It has been on the market a good number of months. Is it worth the viewing or given the offers over would we be potentially setting ourselves up to fail? TIA

            Who knows? The only way to find out is to view the property and if you like it, make an offer. The fact that it has been on the market for a few months might go in your favour. Then again the vendor could be a deluded bampot who wants more than anyone is willing to pay for the property.0

            I've yet to see a property in my area advertised as 'offers over' actually achieve a sale before having at least one price reduction (usually several reductions) bringing it under their initial valuation.
 I'd ignore the offers over and just offer what you think it's worth.0

            I think that 'Offers over...' only makes sense when it is a seller's market and properties are shifting quickly. I remember the days of bidding wars and gazumping. Sellers now would be daft to box themselves in by saying straight away what their minimum price was.
