I understand that the new plots seem bad in comparison, but could you speak to them about any incentives they might offer you? Would they pay stamp duty or include carpets?
It's just a thought as clearly prices are going to keep climbing and if you fancy a new build this might still be the best option.
Good luck - the whole thing with moving is so stressful.
hi,
when I first thought I'd secured the first plot, they wouldn't add any incentives, on this one, they said they would include flooring, but they do that as standard anyway!!!
what's worse, is that they must have been talking to the people at the same time as saying they wouldn't actively market the house (which had just become available due to a chain collapse), and didn't respond to me for 6 days, when I kept trying to call.
all they had to do is call me the minute the buyers reserved, rather then string me along (unless they were covering their !!!!!! in case the other buyer didn't follow through) for nearly a week, whilst they sent 3 estate agents round to mine for valuations, in order to market my existing property
on top of that, my brother, who is also buying a plot on site had already had a groan at the women, saying I was already put off, and if he wasn't already exchanging contracts would have pulled out, as he felt I'd been strung along. so to receive this voice mail a week after that is annoying!0 -
Find somewhere else. They are taking the mick.
well that's the good news,
I just have, got a plot 2 miles away on my original 1st choice development, that became available again.
its slightly bigger, but not as "designer" (the ben bailey one had a wow factor on entry with the staircase, (put "ben bailey the Danbury" into YouTube), and is £9k cheaper then the one I lost out on, however I didn't get to choose the fittings, as the house is 5 weeks away from being finished and its only a single garage, but a nicer location.
so I cant grumble, just a bit sore that me and my gf arnt moving 90 second walk away from my brothers family and my 2yr old neice, (which would have been nice when I've got a family)0 -
Are you still looking to part-ex?0
-
nope, wasn't going to P/X, was using what they call smooth move, basically they would be my estate agent, so I could do a "soft" reserve once it was on the market.
but after loosing the house, in a huff with these developers.
I walked straight into my local EA and arranged to put it on the market.
they valued it at 10k more then everyone else, and I've just accepted an offer from a FTB after only 9 days for the full valuation!
which in hindsight is another poke in the eye, as if I had done that earlier, rather then going via Ben Bailey, none of this would have ever happened.
but as a 2nd time buyer, with parents who have lived in same house for 33 years, I didn't have any experience to draw from.
lesson learned I guess.0 -
Sounds like all's well that ends well then and maybe you had a lucky escape. You have more money for your house and your new house costs less and is in a nicer area!
Good luck with the sale of yours, I hope it all goes well.0 -
Karma.......
well I'm due to exchange on my new build in the next week or so, and everything is ace.
just driven past the plot as described in my original post.
ITS BACK ON THE MARKET!! HAHAHAHA
if only they had stuck with me, we probably would have already exchanged by now!0
