Didn't get any luck where I posted before hopefully someone here can answer me??

Just a quick question, is it correct that my solicitors cannot conduct any searches until they receive the contract details from the vendors solictors? We were told by our mortgage adviser to hold off on the searches until we'd had our mortgage offer.

They were instructed on the 8th September, Mortgage offer was recieved 24th September, I called the solicitors the following day and asked them to proceed but nothing has been done. We've uploaded all our ID documents and completed all the documents they've asked for. Just concerned that nothing is moving.

It's a RTB purchase, through work we have acess to an IFA team which also included access to conveyancing solicitors - with hindsight I really wish I'd used a local solicitor but will lose my £350 initial fee if I change now

have you paid for searches yet? or is that included?

We paid an initial fee of £335 back on the 8th September so they could begin, it was our understanding this was for the searches

Yes. Many councils can't produce a local search without a plan which comes with the draft contract from the vendor's solicitor.

I was advised that it's not worth starting anything that costs money (other than valuation survey) until the mortgage offer is in in case you're declined and you waste all the money spent.
