I only get my statements online though so I've printed those off but from reading on here I'm going to order my statements direct from the bank as I've a feeling they'll come back with that issue

Seems pretty straightforward then, I'd let it progress and see what happens, you're only looking to borrow half of what they'd be prepared to lend you in principle, so see how it goes.

If for whatever reason they reject you, have a plan b in place with a recommended broker who should be able to place it pretty quickly.

Only obstacle I can see is if there is competition for the place, and a cash buyer comes along (or someone with a higher offer), is it now advertised as sold STC?

Yeah she's taken it off the market, she's on her own and doesn't want people round. The agents took it off as I had my solicitors chosen and in principle to send.
She has 2 houses in mind so was choosing one. I'll be honest once ive got my offer I'll be quite happy to sit and wait, it's more savings time to bank some cash. It's just the offer bit that terrifies me! I can defo afford the mortgage based on my own calculations of it being at 7.5% but the Leeds offer is at 4.54% for 2yrs rising to 4.69%. Looking back to when I last applied, I was in the navy, rubbish wage, not a pot to pee in and had silly debt! This was during the market crash as well, not sure who I thought would touch me!!!

    Any skeletons in the cupboard?
  • No, all good in all credit. No adverse in any way. I have my car, my credit card and a next account, both of which I'll be shifting during the buying process/as I complete.
  • My car is on pcp which will be going in August next year

Leeds BS haven't actually knocked you back yet so there's no point worrying about something that might happen.

If it does then just get a mortgage broker who will help you find a lender more suitable to your circumstances. I have a feeling I work in the same industry as you and also work away from home a fair bit. When I applied for a mortgage through a broker earlier this year most of it was down via email and uploading documents using a secure service on their website.

You can find a mortgage broker here:

I think you can also approach the brokers on MSE via PM but they can't tout for business as it's against forum rules. Obviously they are remunerated for their service which is only right.
  • No this is true, I suppose I'm just expecting it as I only have 5%
  • I really wouldn't worry. I think you'll easily be able to secure a mortgage with your salary. If Leeds do knock you back, try nationwide. If you get a DIP from them, it means the mortage is accepted as long as the paperwork/ statements match what you put down on the application. Mind you, Leeds only asked for one bank statement so that a good sign. I honestly think you are panicking about nothing.
  • From what I've read they commonly ask for just 1 then resend for more statements, I've sent 3, although they are internet ones as I've gone paper free! I'm fairly sure they'll want bank printed ones
