Does anyone this I'll be ok? I appreciate an advisor would be the best bet but time wasn't a friend

I will check some out today, I know I've been a bit of a plonker not going to a broker in the first place but by going away it panicked me. I'm more panicked now I've chosen a s***t lender who'll tell me no because I spent too much at Asda last week!

Sorry to add an extra dimension and in relation to your question is irrelevant ..... BUT .... £153 per month maintenance on a salary of £82500 is VERY low, much lower than CSA rates.

Be aware that if your ex got wind of your extra income she " could " apply for the correct rates to be applied. I think you need to factor that into your calculations - it could be as high as £294 per week and will drastically alter your financial plans

From what you have said, it sounds like getting a mortgage for £180k should be possible, go back to post 19 and follow the advice on there.

Ask friends and family for advice on a good local mortgage broker. Do not choose one aligned with an estate agent. It'll cost you a little bit of money, but they will find the right lender for your circumstances and will walk you through the process making it much easier than picking random lenders and hoping for the best.

Good luck with it, sure it'll go ok.

I did ask around at the point of applying, hence why I opted for Leeds BS who now sound like a total nightmare!!!, everyone I know has mortgages based on them being acquired direct to lenders. So I'll have to resort to Mr Google to find one

You don't have to see a broker face to face, so time should not be an issue.

Many work over the telephone or the Internet.

We find face to face meetings are not necessary.

On the rig we are limited to phone time. So can use internet for email/iMessage/FaceTime. I can access my email all the time. I did point this out to the Leeds but I've a feeling I could live to regret choosing them now The sound awful on here

What steps have you taken with Leeds BS so far? All you really need from them or any other lender at this stage is an agreement in principal, and from there you can put an offer in. From what you have said so far, you don't appear to have progressed beyond that stage.

Apologies if I have that wrong.

Got my agreement in principal, that was immediate yes, which was up to £348k
My offer of £185k was accepted and I submitted the full application on Friday.
They've asked for proof of rent, so got a letter from letting agent with payments from start of tenancy.
    My ID, sent driving licence.
1 bank statement, I've sent 3 months worth
    3 months payslips and P45

Got my solicitors pack and they want £220 to proceed with searches so will go in with that and my passport tomorrow
