  • Thanks bloolagoon.

Any idea how I register as its saying you will be provided with a user ID and password. Do I have to wait until the council have registered her case?

Yes from some enquiries that I have made it seems it is rarely declined to have permission to rent even on a current residential mortgage.

I am just at my wits end and I have no siblings and I dont know what her rights are (she clearly cant help me in any logical way) and I dont know what to do for the best and the council seem to be ignoring us.

In all honesty I would fight tooth and nail to get mum into a decent council accommodation. 3 bedrooms with her age and mobility isn't ideal and also you only get the 1 bed rate so will be topping up her rent - that's even IF they allow it.

There are normally sheltered accommodation 1 or 2 beds, where she lives independently but if has a problem there are people she can call on. Some are bungalows.

This would allow you to rent at market rate and have peace of mind with mum having a smaller place to clean and no stairs etc

Fight to get the highest priority to get best choice. The links I gave above show what's available and time (I don't know the area so can't comment on whether they are where she wants to be)

  • Your mum needs to make a homelessness application to her local council with help from an advice agency. Then sadly you need to continue the eviction process through the courts. The alternative is somehow between you raise enough money to keep your mum in the house.

She should have one if not ask tomorrow.

For now look at the 2nd link - look at how many bids (ie under 20 with your mums priority should mean she gets it)

The way it works is you bid on a property,

You are given a band (hopefully mum gets top band)

Even if 2000 bid the priority is top band, then it's time on waiting list so 2 people with top bands it goes to the one on the list longest.

If no top band bids, then it's 2nd band etc

Not many are homeless AND disabled so I suspect she'd get top banding if not fight tooth and nail.

Does this mean that you have permission to let or that you assume that your mortgage provider will allow you to let?

I have had the house assesed for rental and they think I could get £600-700 per month and my mortgage is £750. Anything to reduce the strain on us now would be better than nothing. Mortgage is not on buy to let.

You do understand that you will have to declare the income to the HMRC and pay income tax? You can only claim tax relief on the interest payments not on any re-payment of capital, so your monthly top-up will exceed the £50-150 deficit each month.
