Buying House - bottom row of tiles is shallower than others.

Hi All,
I was wondering whether anyone has come across this yet? We have yet to have a survey done (we're waiting to hear back about our offer).
I have a photo but can't post it here.
The bottom row of tiles is less of an angle. It makes me think that to roof is sagging? But it looks alright apart from that?
Thanks,
James

Mine are exactly the same and part of the original design - trick is to look at other identical houses nearby and check that theirs are like the one you are looking at.Adventure before Dementia!0

Ok thanks. The next door neighbors have had their entire roof tiles changed (probably when they extended). Theirs does not have this, but I guess we will have to see what the survey brings back.
Unfortunately none of the surrounding houses are similar as its an ex police semi detached. The rest of the houses are ex council estate....

perfectly normal design of many roofs. Think about it. If the final row before the gutter is less steep the water will flow off the end more slowly and therefore less likely to cascade over the gutter0

Ditto. What is described is perfectly normal. The picture is too small to be clear.
I know what a sagging roof looks like as well and it won't do that.Everything that is supposed to be in heaven is already here on earth.

Can't see enough detail for the pic but its quite normal to have a shallow angle at the bottom of the roof (eaves).
On top of the roof rafters we nail extra angles pieces of timber called "sprockets". On a modern truss roof they just nail a piece 90 degrees to the rafters called an "eave lath"..
What sprockets do is they make the pitch (angle) of the roof shallower which means any rain running down the roof is slowed down by the shallow angle at the bottom and then the water doesn't rush over the top of the gutter, it just drips/pours into the gutter. If you don't have them and it really rains hard the water can just shoot straight over the gutter.
Clever idea thats been around for at least 600 years.0 -
Thanks guys. In houses which have this by design, would the ends (closest to the corner) be at a normal angle though?
Cheers0 -
They need to be at the same angle as the others on that row, otherwise there'd be a gap!0
