Notice on completion

Options
The seller of the house we are buying is moving to a new build. We have agreed a long stop date that fits with our mortgage offer and also the end date of our tenancy (if we give the month's notice that fits with mortgage deadline).

But I want to avoid a scenario where notice of completion comes well before our tenancy ends and so are paying for both rent and mortgage at same time - we have been informed the developer says it will be approx 6 weeks from exchange which will take us right up to our preferred date if goes to plan.

I am happy that we will be protected by the long stop date but does anyone have experience of building in a 'no sooner than' completion date into contracts to avoid the mortgage/rent double paying? Or have we just got to hope for the best?

    Are you doing the conveyancing yourself?

    If yes, and given the question, I suggest you stop and employ a solicitor.

    If no, are you using a conveyancing warehouse or proper solicitor?

    If warehouse, I sugest you stop and use a proper solicitor.

    Now ask your solicitor to negotiate appropriate wording into the contract to meet your needs.
