Single storey rear extension quote (Cheshire)

This quote is for a 5.25m x 3m single storey extension, pitched roof with 3 velux windows, one window & plain patio doors in rear wall. Extension is onto back wall of 30s semi with a single approx 2m wide bay window, plan is to open out only through window opening so minimal additional structural support is needed here.
Quote includes plastering, electrics, & heating, but no internal or external decoration (I guess windows will be uPVC so no external decoration needed?)
Quote is £25,000 + VAT = £30,000.
Does this seem reasonable? It's a bit more than I was expecting, and I'd forgotten about VAT.
(He's quoted another £5000 + VAT to supply & fit a kitchen into approx half of this extension, in a U shape. I know it's difficult to comment on this without knowing more details.)

  • Hi, we're in Aberdeenshire and our extension is due to start next week. Had a few different quotes and the guys we are going with (who also happened to have the lowest quote) are £36k plus VAT. It's a slightly different floor area, 5m x 3.6m and is pitched roof. However, we have a lot of glazing including a full height window on the gable end and five other windows plus a new back door. All window frames are timber which I think is more expensive than upvc, same goes for soffits and facias. Our price also includes creating a new large window in our kitchen as we'll be blocking up an existing window and a fairly pricey radiator which accounts for nearly £2k of the price. It's to a plastered finish ready for decorating and includes all electric and plumbing work also. Hope this is of some help.

    WOWZERS 2k for a rad!

    Sorry I know this forum is about quotes but was shocked. Quick google and found the Aeon Speira which is 5.5k.
  • Yep I think we might revisit that one. Our plumber is currently sourcing a cheaper alternative.
