  • The commission on the extra few grand may not be worth an agents while, but if your offer is a few grand below what the seller would accept then its going to be worth their while to try and get you up a bit more.


    But if you don't go in overly keen and work out a fair price you are willing to pay then it shouldn't matter too much anyway.
  • Hi All,

    Need some urgent input from anyone. I'm a first time buyer and have an offer accepted a week ago.
    Then this morning the agents ring me saying the vendor has had a much higher offer (they disregarded the letter of offer acceptance sent by them along with the valution being done this coming week) I told them send me an email of what they are trying to imply and aftermuch argument they did send me a basic email saying the vendor has received an offer of £210k (£10k higher than the offer they accepted). Is there anything which I can do to get the estate agents done as yesterday evening they rang me to ask when the valuation is taking place........

    Any input and advice would be appreciated.....

    What I will say is that "guide price" means to me that the sellers are expecting offers to be over what they are asking because it is a popular area. How fast are properties selling in the area that this house is in. If they are selling fast then offering - 9% will just be a waste of everyone's time because the house will achieve at least the guide price.

    You make an offer of what it is worth to you. If you think it is overpriced then you can offer on that opinion but don't expect anyone else to do that.
  • The EAs didnt list the house as a guide price they listed it at £215 and I offered £200k and they accepted. they even sent me a letter confirming it and theyve been provided a mortgage guarantee certificate along with proof of funds and till yesterday evening they were fine with everything. only this morning they said that they received a higher offer and disclosed it to me which they shouldnt.....
