House not getting many viewings...issue?

Furnish the 3rd bedroom as a bedroom, even if it's with a child's size bed, pull out the dining table and show there is enough space it can be used, and the rest comes down to price.
The lounge layout is awkward but nothing can be done about that.
Apart from that the house looks well presented and a BTL should snap it up --- if the price is right.A kind word lasts a minute, a skelped erse is sair for a day.0 -
According to the link on Rightmove under Market Info. From the house no. 26 Pollitt Crescent which sold for £57,000 in December 2014 which is a different property there are 4 photos on this property the next one with no picture displayed gives a link to your house's current advert. No sure what is going on there?! Might be worth getting that looked at.
You paid £50,000 for it 2 years ago is that correct which quarter?
How much have you spent on it?Think of all the beauty still left around you and be happy - Anne Frank :A0 -
Street view is a killer. As soon as I spotted a lime green benefit car and the masses of council houses it out me off. Cut 10k off0

Thanks everyone, great feedback. Price cut will be happening tomorrow (5k initially, see what effect that has) plus going to borrow a small bed for the 3rd bedroom and open out the dining table fully.
I paid 50k 2 years ago but the house was in as very dilapidated state, previous owners stripped it bare and vandalised large parts of it. It's had a about 15-20k spent on it, nothing fancy, but work needed to bring it to a liveable state -
All rooms plastered throughout (most rooms had smashed/damaged walls including holes smashed in ceilings); bathroom gutted and refitted; some radiators replaced (one had burst and flooded and partially destroyed the lounge flooring); most of the plumbing replaced; couple of new ceilings; kitchen gutted, new floor, damaged units and tops replaced; collapsed rear fences replaced, garden re-flagged, turf laid; all new doors and woodwork (most of the doors had been taken and the woodwork was badly damaged); new carpets throughout (all the carpets bar one had been taken by the owners).
Let's see if the cut and the tweaks make any difference! Thanks for all the honest feedback, much appreciated. Feeling a lot more positive about selling it now.0 -
Just spotted that! What a colour! :rotfl:TBeckett100 wrote: »Street view is a killer. As soon as I spotted a lime green benefit car and the masses of council houses it out me off. Cut 10k off0 -
I'm not an expert but I own a house equally as cheap as yours and I have come to the conclusion that such cheap houses automatically means bad area so more often than not you have to knock a LOT off the price and sell to a landlord otherwise it means waiting for a long time for an owner buyer to come along because very few people actually want to buy and live in these areas.0

Well very good luck with it, sounds as though you have spent a great deal of money on it, do hope you get your money back. Accordingly to Nationwide prices in the North West have increased about 9.6% since the 2nd quarter of 2013.Think of all the beauty still left around you and be happy - Anne Frank :A0 -
That's the downside of being able to view previous sold prices.
The disparity in old and new price isn't accounted for. Your house has been "rescued" and lovingly restored and renovated, but because it isn't a period property, it's difficult for purchasers to appreciate the cost and effort that has gone into its refurbishment, therefore, they will question what they see as a substantial and unwarranted price increase.
They will only look at the price you paid for it and what you are now asking for it. I'm afraid the fact that the property is now practically in mint condition won't help much, because there will be a ceiling price for properties in your area.
Judging from the competition I think you will need to drop your price., which is a shame because you deserve some reward for all your hard work. Unfortunately it looks like you, stand to make a loss on your outlay.
Someone is going to snaffle up a bargain........
It's a lovely house, ligjt airy and spacious and practically im show room condition. I love the spacious entrance hall, that could be the real wow factor in this house.
I would dress that to knock em dead the second they enter the property.
They say that purchasers make their buying decision within seconds of stepping over the threshold, with an entrance hall that size you are definitely on to a winner.
I agree the lounge dIner is a difficult room, Not only because of the doors but also the position of the fireplace. I think you needto reconsider your furniture placement.
Try to create seperate zones, one for dIning and one for sitting. You might try placing some of the sitting room furniture across the room rather than along the back wall to create a cosy sitting area either side of the fireplace.
I Under stand that you have grouped the furniture to give a view of the TV but the way it is now it looks stark and Uninviting.
the focal point of that room should be the fireplace and not the TV.
It might sound daft but buyers might be struggling to see themselves spending a cosy winters evening in the lounge. Sometimes you do need to "set the scene" and spell things out for the viewers.
Good luck, I think it's a lovely house. I,hope you don't have to go too low with your asking price to secure a sale.0
