    I continue to warn against using a someone with a vested interest in doing the work for the next step. They WILL find extensive work to do, and it may or may not be necessary or appropriate.

    but if I were the seller, and you presented this quote without a proper independant report, I'd ignore it.

    My free damp and timber survey on the house I'm buying was done today. The surveyor surprised the hell out of me by saying that the damp issues were all fixable with general maintenance and required zero specialist damp work.
  • Thank you all for your answers and feedback. The property is a 1900's red brick. I'm not sure if the current owner dry lined the surveyor just said that it was. I will await the written report and research a specialist surveyor. Fingers crossed its something minimal and easily rectified.
  • Any specialist company will do a free survey and then recommend their product.

    Get yourself a local builder to look at the damp and see how they would solve it.

    Like others have said it may just be something simple like a blocked air brick, soil above the damp proof course, leaking gutter or doe pipe or a leaking pipe to name but a few causes

  • Finally got the homebuyers report back. States that some areas are level 3. however its very generalised and still values the property at our offer price so I'm pleased with valuation. not sure what to do next though.
