It's probably worth checking with the solicitor from your original purchase as they should still have records of who the freeholder was0

Send a letter to the last known leaseholder at the last known address?
It could be sort of useful if you had evidence from the last leaseholders of no contact from the freeholder for 12 years, but if a couple of letters with proof of posting produce no reply, then in your position, I would just get on with what I wanted to do.0 -
When you boiught the proeprty your solicitors should have asked about the identity and address of the freeholder.
If the freehold title was registered then it would have been straightforward tio find some information so I suysspect that !!! in many such cases the freehold title is not registered.
It is a very very common problem. Typically the kind of thing that happens is that the owner of the freehold reversion (as it is called) dies and his family sort out his estate. They sell and valuable properties and then come across reference to some ground rentsof £2-3 per year. They don't think they are worth the time and cost of collectingso forget about them. A few families are mopre savvy and sell the freeholds to dodgy property companies who then try to extract unreasonable fees from people for extensions etc.RICHARD WEBSTER
