Mortgage broker advice...please help with advice!😦

I recently had a mortgage offer given, at the start of September.This was done through a mortgage broker who is my uncle. Unfortunately our relationship with him has soured due to family matters.

Just wanted to kow that at this point will I still need him to help me with the property or will it just be with the solicitor now. As we are not in talking term now and so obviously he will not help.
Please help with advice

    Call up the lender and ask if they're willing to deal with you directly from now on.

    Have a couple more questions that I'm still uncertain about;
    1)will I just have phone up the lender to deal with me direct in future?
    2) when does the building insurance need to be arranged by?do I arrange this myself and solicitor passes onto lender
    3) how does the lender receive the deposit, does the solicitor pass it to them through a cheque?

    Sorry for the question overload but would really appreciate some answers thank u

    1) You may not need to deal with them, but if wanted to check then phone them.
    2) If it's an existing property then you need buildings insurance, but not contents, from exchange. For a new build it's from completion. And you arrange this yourself.
    3) Bank transfer is the usual way to pay any money to the solicitor.

    You probably will not need to deal with the lender, the solicitor will do their work and then request the funds for completion.
    You need to put your insurance in place for exchange of contracts, again your solicitor will speak to you about this.
    The lender does not get the deposit. You will send the deposit to your solicitor. The lender will send the mortgage money to your solicitor. The whole amount will then get transferred to the vendors solicitor.

    Your uncle, has a responsibility to help with your mortgage where he is needed. If he does not fulfil his responsiblities you can put in a complaint against him. Family issues are family issues, but this is business and he needs to do his job.

    My solicitors I have been contacting so far via email as they are far, so in terms of deposit I can give this as cheque to solicitor.

    Thanks for advice ACG, problem with complaining is that he wasn't charging me so I don't really have the right to complain.
    My solicitor is doing investigation of draft contract and searches at the moment. Should he be sending me a copy of this and how log should this whole process take. One final question...sorry....can my uncle try and do foul play and cancel my mortgage offer without me knowing...In terms of mortgage offer the fact they have sent acknowledgment letter to solicitor and me notifying them about offer means that I have accepted there offer right ?

    Fee or no fee, you still have he right to complain. They are receiving commission I assume.

    Call your solicitor, just explain the situation and let them know you just need some extra hand holding and the next steps explaining to you. I do not get too involed in the legal side so in all honesty I would not be best placed to advise on that.

    Your uncle can mess up the application but it opens them up to complaint from you and they also lose the commission.

    Life is too short to hold a grudge, especially with family.

    Try and resolve the family matters now before it is too late.

    You cant do it when he is dead and will probably regret it if you don't.
  • Totally agree.....But when the effort was made to forgive and forget he decided that he longer wanted anything to do with us.

    Hopefully one day we will reconcile as we always have been a very close family but at the moment this is the situation I am in now so need to look at what I can do
    Definitely now would never recommend anyone to mix family and business :(
  • Also ACG how can he mess up the application? By telling them we no longer want mortgage?We have the same solicitor acting for us,myself and lender.
    And yes they are recieving commission the place he works for I saw it in the mortgage offer I received
