Downstairs loo or bigger kitchen?

    As for market value, then I don't think there would be much in it, it would be down to appeal. Some people would prefer a larger kitchen, some people would not mind the compromise. When I sold our small-ish 3 bed, a few people enquired a downstairs loo. I think there is more demand for a downstairs loo in houses that can easily take them without compromising other areas and would be considered a family home, but smaller houses, or where character maybe more of an appeal they would let it slide.

    Thanks! We plan to stay here between 5-10 years. It all depends on our situation and how well we do. I'd personally love a bigger kitchen. Husband thinks it's wiser to install downstair's loo.

    I don't think either option would make a difference with its saleability. We're in an extremely popular location where house prices are on a similar level to London.

    Size of the house is four bedrooms over three levels. There's one main bathroom on the first floor; one further in the attic - a small en-suite.

    We're a working couple aged in our late thirties. And don't plan on having kids. It's just the two of us forever :D

    Most people buying your house will either have children, be thinking about children, or have a family member who has mobility problems.

    Downstairs privy is the way to go.

    I wouldn't dream of living in any house that did not have a downstairs loo. Even though I normally run upstairs for the exercise.
    I can afford anything that I want.
    Just so long as I don't want much.

    a downstairs loo is not a necessity but it is convenient both for you and visitors .A downstairs loo saves wear on the stair carpet.

    We have a downstairs loo in addition to the bathroom- good for visitors, and to be honest, we only really go upstairs at time for bed
  • Hey again! Thanks for all your wise words and support!

    After all of this fuss, we've decided we're going to work with what we've got instead. Going to:

    - Paint and refurbish existing kitchen cupboards
    - Paint walls and woodwork
    - Replace flooring with lovely new tiles
    - Plaster and paint old pantry, so it at least feels hygienic and new
    - Clean all the floors under kitchen cupboards where the rats appeared (haven't seen or heard anything since last Thursday - touch wood!)
    - Block up any holes in the floor!
    - And replace window blind with fresh new one!
    - Replace two hanging lights over kitchen island.
    - Replace dining room light for new sparkly chandelier
    - Whilst we're at it, get new carpet for stairs and landing
    - Paint hallway and stairs and landing

    All of the above is coming in at less than £5,000 (we're buying decent carpets)... Saves us £15K and we can relax! And breathe! :D

    Methinks Marleyboy is going to be on his own having to go upstairs to use the loo - add me to the downstairs loo wanters.
    It does make a selling point as the buyers may prefer to have one downstairs too.

    If you make it a cupboard you'll only fill it with junk :)
