Im in the process of buying my first home a Victorian house the mortgage surveyor has inspected the house and has agreed to the mortgage. My deposited is covering 50% of the value of the property.
On the documents i received from the surveyor he has stated in his general observation section the following,
The property is presented to an adequate standard for mortgage purposes, Despite past works of damp treatment isolated dampness was noted and the applicant would be advised to monitor the situation.
The single storey rear addition containing the bathroom is of single brickwork thickness only.this will be prone to condensation/dampness problems and consideration should be given to upgrading this part of the structure. The risk posed by this substandard from of construction are reflected in the mortgage valuation.
I would like to know what he means by isolated dampness? could this mean is full of damp.

For peace of mind, get an independent timber & damp surveyor to report;-

Do not get a "free" report from a damp course installer, as surprise, surprise you'll probably find you are told you need a new damp course; rather than the leaky rainwater goods or soil level bridging the damp course you'll find from an independent source you pay for.I am a mortgage broker.
