Opinion on survey results

  • The roof tile renewal isn't urgent, but will probably need doing in 2 years or so, cost perhaps £4 -£5,000, possibly more.
    We will be buying the property for cash so hopefully would have the money to do all the repairs in the next year or two.
    I just hope no more issues pop up as we are still waiting on searches etc.

    Houses (especially old ones) need constant maintenance and upkeep. How old is the central heating boiler? Does the house need rewiring/are there enough sockets?
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    These areas probably do need to be look at as well but I could probably have these sorted out at a later date.

    I just wanted to ask about the colour ratings. I see lots of people posting in here about surveys with things groups by stage and colour. I've just had a full building survey and the report doesn't have any kind of breakdown into stage 3 issues etc. Is it just a surveyor's preference as to how it's presented?

    From my limited experience (1 survey) it would seem that a RICS member would most probably use the traffic light rating system as it seems to be their standard.

    My surveyor was a fellowship member of the RICS and didn't use any scoring or traffic-light system for his report.
    Don't listen to me, I'm no expert!

    Virtually all surveyors will be MRICS or FRICS.

    And you could be looking at £5,000 if new boiler and re-wire needed. A re-wire should be carried out before any thought of re-decoration.

    Does £97,500 still seem reasonable given all the work that may need doing.
