Adding Garage to Title deeds for House insurance

Can anybody advise how I go about adding my Garage to my House title deeds ?

My Garage was built about 3 years after we moved here, and is not attached to the house, and was never added to the original house deeds.
My house insurer has asked that I get it added, as currently it is not covered by the existing house insurance.

    Does the definition of buildings within the policy wording actually specify that they need to be mentioned on a title deed?

    Perhaps the problem is with your garage not having any title deeds.

    We have a garage separated from the house by a public footpath and a small area of council shrubbery. It has its own title deeds. I always explain this when taking out house insurance and have never had a problem.

    If I remember correctly, I'm usually asked if we own the garage and the land and how far it is from our house.
  • If the garage is within the curtailage of the property (i.e. built on land shown as belonging to your house on the Land Registry record that should be sufficient).

    The insurer needs to know of its existence in order to determine the premium to charge you but that can be proven by other means.

    We've asked to see them - but only where the garage is a separate property (e.g a row of 5 garages at the end of the street) - we want to make sure that the property we are insuring does include the garage.

    This is only at claim stage

    Problem now resolved. As the garage is within the curtailage of the property it is covered as part of the existing deeds, as the deeds cover any building that is on your land.

    Your policy would almost certainly have covered it automatically.

    Look in your Policy Booklet / Wording.

    Near the start it will have a section headed "Meaning of Words" or Definitions"

    Look under the word "Home" or "House" and it will give the Insurers definition of what they define the home to be. It's generally the main building and any outhouses within the BOUNDARIES of the home
