The £70,000 is bang on what I offered.
In other words, the surveyor thinks it's a fair price all things considered. If you were buying from me, and tried to bargain the price down off the back of that survey, you'd get it handed straight back with that bit marked in highlighter-pen.Quite proud I got it spot on!Although not sure if they're privy to that and use it as a guide.
They do know the price you've agreed, yes. So they're just saying "Yep, worth it."
If you'd offered £60k and it been accepted, the survey would say "worth £60k".The damp is the main thing that's making me go ekkkk.
As long as the vendor is ok with me asking a damp and timber surveyor to go in there then I'll be happy with a report on that and if it come back fine I'll be really happy to continue proceeding.
You could ask a damp "surveyor" (salesman) to give a report on the Atacama Desert, and he'd give you a sizable quote and a list of doom as long as your arm. There may be problems, yes. Get the obvious causes sorted - damaged gutters, high earth levels breaching the DPC, poor ventilation - and do a bit of investigating if there seem to be persistant symptoms.0 -

This is a good point - there are 2 types of damp surveyors. Ones that will offer you a survey for free or for a nominal fee and will then try to sell you a load of work off the back of the survey and probably frighten you to death.
Or there are damp surveyors who will charge you a reasonable fee (as I previously indicated in my experience this will be £100-£150) who will do a really thorough job, provide a detailed report and, in my last experience, explain the fact that he though we'd be able to do the remedial work ourselves for about £10 worth of materials from B&Q

Yeah I'd looked into all that and have asked someone local to the area I'm buying in that's independent and part of the PCA. He's also not a contractor but can give an estimate of any cost he thinks could be required.
I'm not going to be asking for a price reduction unless it comes back saying that works are going to be quite costly the most important thing to me about the valuation was that it was in line with the mortgage. When I spoke to the surveyor he did say he might have put it more near to £68,000 £69,000 but knows it can mess up mortgages as many vendors won't renegotiate. I was thankful he didn't value it lower as my sister has just had a nightmare due to this same thing and had to reapply for another mortgage with the hope they'd value it higher or they'd lost the place they wanted.
I don't want to speak too soon or famous last words but I have a feeling it will be ok actually and feel so much better after speaking to the surveyor and getting such great advice on here.

I know I'd rather pay for the service and see what I could do to rectify the problem and love this scenario so much more.
