Electricity sub station risks

Hi All,
Have seen a house that I want to buy but there is an electricity sub-station behind the back garden - the seller has been there >30 years and it is located near lots of houses so should be safe but I just feel weird about it being so close. There is a "danger of death" sign (!) and can hear a buzzing noise when you go near to the gate. EMFS.info website says there is a tiny tiny childhood leukaemia risk but not unless the house is literally next door (which it is I think?).
Worried about re-sale - would anyone have issues buying a house with this in the back? I think must have put a few people off already because the location for this house is amazing but only 2 offers (one is mine). So when market cools down a bit will I be stuck with this property forever?
See photo link : you can see the station and the house with the roof velux window is the property I am interested in.. http://imgur.com/9judflX

That looks tiny, I can't imagine it mattering. The last house I owned had a much bigger substation out the back, don't think any potential buyers mentioned it. Substations are everywhere.

Before you do that you must (MUST!!!) stop using mobile 'phones, turn off all radiating applicances (light-bulbs, microwave, broadband wireless routers, laptops, microwaves, TVs, remote controls, etc etc etc..). Oh, and wear a tin-foil hat at all times..

The upside is that if the sub-station is sufficiently old with bad technology you may get loads of **free** leccy simply by connecting a coiled loop of wire in your garden as close as you can to it.

  • Hi,

the 'Risk Of Death', notice is to deter idiots who want to saw through the cable for scrap value.
  • That's miles away. I'd be more worried about the brickwork on those garages collapsing.
A kind word lasts a minute, a skelped erse is sair for a day.

Thanks all - I think I am coming around to it - it is literally right behind the back garden so it may be subconsciously on my mind when thinking of kids playing outside there. But seeing that there is nothing else on the market right now so can't be too picky.
Mainly worried that it will limit scope of buyers when I want to sell (and selling during a time when buyers can be picky) - already the house has a few other issues (macerator needed for the master bed en-suite, small rooms and just outside of catchment area of the best schools nearby) - seems that there are lots of small issues attached to the house and not sure when to call it a day and just go for it or to continue to house search...
  • Of course there is a "danger of death" sign!

The live parts in there carry many times the voltage/current of your wall socket, which is already lethal to touch: You would not only die, you would burn.
  • It won't be a problem if its at the bottom of your garden. If it was on the side of your house where you could hear it indoors with the window open it might be different.

There's one at the bottom of my garden, at least it means no one is going to build a sneaky house there.

When you bought your house what did you consider about the substation? What came up in your survey / searches about it? Would it affect you buying a house near one again in the future?

There is no risk being close to a substation. All that's in there is one or more transformers and maybe some switchgear.
As it will all be in metal boxes there won't be any detectable electrocstatic field, and magnetic fields will be negligible due to a combination of efficient design and the inverse square law.
  • I wouldn't be put off by the "Danger of Death" nor the risk of leukaemia nor the magnetic fields nor whether I might kick a football in there and somehow get irradiated.

However, the BUZZING would drive me nuts! Be careful: this is why it might not be getting offers and why it might be hard to sell come the time.
