Snagging lists

Hi all, I'm a FTB and looking at buying a property that is currently rented. The tenant is aware the house is on the market, according to the estate agent, and is in turn looking (though whether this is to buy, or rent elsewhere I don't know). On the particulars of the property, and verified by a first look at the house, it mentions that the built-in freezer is currently not working.
Could I add this to a "snagging list" of things that I would like fixed by the current landlord (as it seems odd that no effort has been made to fix it) before buying, or would I just have to go with it, possibly offering slightly less as a result? Obviously, if the freezer wasn't built-in it would be a relatively easier fix but thoughts welcome.

If the freezer has been declared not working then that's what you'll get.
Snagging lists really are for new build properties not second hand properties where you get the property as seen and you don't get to request anything is fixed at all.
As they have already declared the freezer not working they would have taken that into account when valuing the property and your offer would have reflected that.
Although the freezer is "built-in" all that means is the front of the freezer has a door that matches the kitchen cupboards. It's very easy to remove. It's generally just sitting there and not screwed down. They could take it with them if they didn't specify it on the particulars.:footie:
Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.
