Hi. We were considering extending our house above our side attached garage. We were wondering if someone could kindly look at the linked photo above and let us know any problems we may run into.

You need to check that you are either allowed to remove your garage or that you incorporate a garage into the new build.
New build estates often have restrictions on them where the garage is invluded as an essential parking space - regardless of whether you use it.
Also check where your drainage runs. Otherwise, it looks simple enough with no close side neighbours.Everything that is supposed to be in heaven is already here on earth.

Ah! The fence you see encloses the next door neighbour's garden. The drainage from our garage roof runs in to downpipes in her garden.
I've seen a rule where side extensions are supposed to be one storey. Does that include building over an existing garage?0 -
If you are building over then its not one storey.
The rule you are talking about means that the side extensions are supposed to be one storey HIGH not one additional storey, the garage is already the one storey so you may be able to extend to the rear assuming space and no restriction on removing the garage facilityThis is a system account and does not represent a real person. We want to keep the garage. We don't really want to take up the rear garden.

It's off the cards if there is some hard-and-fast rule that no two-storey side extensions are allowed where you live. I'm not aware of a rule saying that where I am.
I wonder if you're thinking of the rules on "permitted development"? A two-storey side extension won't count as permitted development, but that doesn't mean it is prohibited, just that you need to apply for planning permission.0 -
You know what. I read those rules as "not allowed ever"!
So in light of that, it just means we will need planning permission?
Could you give me a ballpark cost to build above this 6m x 3m garage?
Is the permission likely to be rejected because the wall forms part of the neighbour's boundary?0 -

We are looking at a wrap around extension, and that's around 40k for just the shell. It will be a narrow bedroom above the garage though. Try laying out what you want in the upstairs room into the garage to see if it's worth the expense of adding the extra room.0

Is the garage, & it's footings, strong enough to be built over or will it need to be rebuilt entirely?Tall, dark & handsome. Well two out of three ain't bad.0
