House renting advice - Additional person moving in
I pay all the bills, insure the house, service the boiler, changed the mortgage to a consent to lease and declare the income minus mortgage tax and bills to HMRC.
Shortly I will have a second tenant ( A friend of mine ) moving in, he will be claiming JSA and the form is asking a whole bunch of complicated questions.
Simply put, both of these guys will be on separate tenancy agreements in the same house. I will continue to foot the bills and they will pay me X amount per month. There are 2 bedrooms in the property.
*Simply put, what extra steps do I need to take to make sure everything stays good, above board and legal.
*Does HMO rules come into play here at all?
*Would it be more beneficial for me or them to be on a single tenancy agreement?
*The JSA is asking questions about my other tenants income or savings when that plays absolutely no bearing on his own circumstances. Is this because a wrong box was selected?

Why are you involved in, or interested in, his jsa application?
HMO? Check your council as each LA has different rules.0 -
He was asking me the details of what tenancy agreement etc.
I am interested since, if he puts down the incorrect details then either himself or myself may be liable for charges which shouldn't be there. Or a reduction in the amount provided by the council.
Alternatively, if things such as me paying for all the bills (including council tax ) becomes financial madness because of increased rates or reduced payments to my friend then it makes sense for my tenants to pay these bills and me to simply reduce the rent payments.0 -
Looks like HMO will not apply which should make things a little easier. http://www.middlesbrough.gov.uk/index.aspx?articleid=130110
