access after exchange

what rights does a buyer have with regards any access to the property after exchange ? Does the seller have to grant any access at all or is it only discretionary ? My buyer has been a complete pain in the negotiations and even renegotiated the price at the point of exchange. I do not want to let them in at all prior to completion. Is that legally ok ?

Completely discretionary - and as Exchange of Contracts has now happened - they are hardly going to back out now.
As they've gazundered you by the sound of it - then T.T. basically to them hoping for any further visits prior to Completion.0 -

Then, when they arrive, tell them the fee has increased to £500 per minute and if they cancel you won't refund the original £100 per minute paid.0 -
If they decreased the price just before completion, I would show the same respect they have given you, none. I would take the bulbs and any fittings not on the fixture and fittings form too for good effect.
