Kitchen Diner?

Hi

Long time listener, first time caller

Looking to stage our house for selling, which would you prefer.

At the moment we have a biggish kitchen with a conservatory (through sliding doors) that we use as a dining room.

if you were buying would you want a kitchen/diner and a conservatory with sofas (etc) or bigger kitchen and see table in conservatory.

(3 bed house, targeting young families, young couples)

thanks in advance

Kitchen diner with conservatory as an extra living room for me. So long as your table doesn't make the kitchen look cramped.
  • Kitchen/diner I think. That offers you additional space for a playroom or adult bolthole for the occasional five minutes peace
I was jumping to conclusions and one of them jumped back

Depends how big the kitchen actually is, and how much space is left over once the dining table and chairs are in there.
  • Kitchen/diner - assuming it's not ridiculously cramped with the table in the kitchen.

Conservatories aren't always usable all year round. I'd want to see somewhere to eat in the main house, with the conservatory as a second lounge.

Depends how quickly you market/sell. Two more months, and I'd not be highlighting the conservatory while, on a day like today, I would...
  • Conservatories are hot in the summer and freezing in the winter or cost a lot to heat to make usable. So during the winter how do you hea tthe conservatory part if its all part of the kitchen. Keep the sliding doors and let who ever buys it make the changes if they want.

  • Definitely kitchen / diner for me. I didn't view houses with the table in the conservatory - it implied it wasn't big enough. (Perhaps judgemental).

I wouldn't put a dining table in a conservatory so if it will go in the kitchen, put it in there. If I came and saw the table in the conservatory, I might assume the kitchen wasn't big enough for it so wouldn't be interested.
  • A pretty straight forward response

thanks to all for your time and input
  • Conservatory is only good for a dining room for me. Never liked spending much time in them but they're light enough for me to want to eat there. Kitchen on house we are buying is 16 x 9 ft but I'd rather it stay as just a kitchen. Each to their own etc.
