Can agency charge potential tenant to have a shower installed?
Well, apart from the other potential tenant who may or not be fictional, this sounds like a rum do to me, but she's going ahead anyway. It may be that since she's agreed, there is nothing that can be done, but I thought I'd try to get some advice on the legality of it anyway.

There's no obligation to provide a shower so the offer seems reasonable. Most people would of course just go elsewhere and find a property with a shower ...0

ok thanks.
There simply are no other properties around at the moment, and she needs to move quickly. It's not something I'd do, but then I'm not that bothered about a shower.0 -
LL is being generous to offer to pay half. He's under no obligation to install it - it is her request, and for her benefit (though yes, it does improve the LL's property and hence his offer to go halves).0

If she really wants a shower and doesn't want to pay half for the install - buy one of these and some cable ties http://tesco.scene7.com/is/image/tesco/253-8998_PI_1000015MN?wid=170&hei=170&$Offers$ then if she needs to mount it on the wall, screw in a hook.
It's what we've got in my place as it was always only temporary. Cost you about £15 max0 -
